Who’s behind the biggest subdivisions in Baldwin County?

Development in Baldwin County, the fastest growing county in Alabama, continues to be the main topic of conversation into the new year. While there are many different facets of development, subdivisions often draw outcry from neighboring residents, who worry about how the increase in density will affect their infrastructure and lifestyle.

As development continues to roil Baldwin County, we revisited the largest subdivisions considered by the Baldwin County Planning and Zoning Commission this year to determine who the developers were. (This list does not include developments from the incorporated areas of Baldwin County, which are regulated by their municipalities’ planning commission, and will be covered in future stories).

Fairhope Falls (Fairhope)

In January 2022, the Baldwin County Planning and Zoning Commission granted preliminary plat approval for five phases of construction that will more than double the size of this subdivision. The subdivision will now total 541 homes over around 312 acres. This subdivision is developed by DR Horton, the largest homebuilder in the country.
