Two large subdivisions receive approval in Baldwin County

The Baldwin County Planning and Zoning Commission approved both a 199-lot subdivision and a 284-lot subdivision in southern Baldwin County during its meeting Thursday night.

Iron Horse Subdivision is a planned 284-lot subdivision outside of Summerdale and just north of Foley. The subdivision sits in Planning District 18, which is not zoned, and the owners and developers are listed as Sharon Underwood and Connie Greer on the Baldwin County planning and zoning records.

The subdivision drew some opposition from nearby neighbors, who argued that the drainage in the area will be strained by the development. There are three wetlands on the property, and Cathy Barnette, an environmental scientist with Dewberry Engineering representing the developers, said that the jurisdictional wetlands onsite will be protected and that there wouldn’t be any downstream effects from the development.

Residents also raised additional concerns about the subdivision straining the infrastructure in the area, particularly police and fire protection. Fire protection services will be provided by the Summerdale Fire Department, but the Baldwin County Sheriff’s Office will be the ones serving the subdivision.

“I would really consider not approving this if the Foley Police [Department] jurisdiction doesn’t bump up to include this,” Rebecca Hogan, a resident of the area, said during the meeting. “It makes life hell sometimes.”
