Two downtown Birmingham buildings sell for $5 million

Two prominent pieces of downtown Birmingham real estate have changed hands.

Tax Break Recovery purchased 2121 First Avenue North, and 2127 First Avenue North, for $5 million, according to Harbert Realty Services, which represented both the buyer and the seller.

Harbert Realty Service’s Casey Howard represented the sellers, private equity firm Sixty West, and John Tally represented the buyers.

According to Harbert, 2121 First Avenue North is a 13,100-square-foot office/retail building with a surface parking lot that is also home to Black Architects, My Advisors Financial and OnCentive, a financial consulting firm.

Next door, 2127 First Avenue North is a 9,400-square-foot single-tenant office building with a surface parking lot, occupied by OnCentive.

Tally said the purchase was the “obvious next move” for the buyer to accommodate their rapid growth. Howard said this type of valuation shows continued confidence in the downtown market.

“Our team and our sellers are thrilled with the outcome of this portfolio sale and the price we were able to achieve at a $222/square foot valuation,” Howard said.

“Even with the slight uptick in interest rates, there continues to be strong activity throughout our market for the right kind of real estate, in the right locations, with the right kind of economics/returns.”
