A sprawling five-bedroom hunting ranch on 1,200 acres in southwestern Alabama is on the market for $12.5 million.

The property, in Washington County’s Deer Park, boasts lush forests, game and a winding road and trail system.

Listed with Clint Flowers of National Land Realty, the property is “nearly triple the price of the most expensive home ever sold in the area,” according to The Wall Street Journal.

“The priciest home sale on record (there) was $4.49 million,” WSJ reported.

The limestone lodge, with five bedrooms and six bathrooms, has more than 20,000 square feet and 14,000 square feet of living space. It has a bunk room, walk-in closets, trophy and craft rooms, a gym, and combination movie theater and storm shelter.

There is a walk-in gun safe, three-car garage, and a great room with a commercial-grade kitchen, massive fireplace, and hand-constructed hearth, as well as a pool.

The property also has an adjacent building housing multiple equipment bays with rollup doors and a game processing facility.

For the fishing and hunting enthusiast, there are two 12-acre fishing lakes, stocked and professionally managed for trophy bass, and a 2.5-acre duck pond with wood ducks, teal, and other species.

The property boasts both free range and enclosed white tail bucks, fallow deer, turkey, dove, quail, ducks, and other small game on more than 800 enclosed acres with a 10-foot game fence. Another 456-plus acres are free range.

There are 15 food plots,13 fiberglass shooting houses, wood-constructed shooting houses, and ladder stands throughout the property.

The professionally managed timber has natural hardwood and pine, along with valuable longleaf pine plantations. Mineral rights are included and the property’s location in the Citronelle oil field means potential pore space or mining income from oil or gas, according to the seller.
