New RV park could be coming to Baldwin Beach Express, if county commission agrees

One property owner, looking to capitalize on the tourist traffic on the Baldwin Beach Express, is hoping that the Baldwin County Commission will rule in his favor next month and approve rezoning around nine acres of land for a future RV park.

“We’re a quarter mile off the interstate,” Charles Wolff, the property owner said during the meeting. “To deny me B-4 after I already bought this property and met with the county would be a travesty of justice.”

Although the county commission always has the final say in zoning changes, in this case, it will be either agreeing with the Baldwin County Planning and Zoning Commission or the county’s planning and zoning staff, who reached different conclusions over whether to grant the rezoning request.

Wolff says that he wants to put an RV park on the back of the property and use the front of the property that faces the road for a different commercial use, possibly a medical office. RV parks are becoming more common in Baldwin County, the fastest growing county in the state. And the Baldwin Beach Express is a major corridor for tourists traveling down to the county’s beaches from Interstate 10.

The property is currently zoned for residential use. Wolff is hoping the commission will agree with the recommendation of the planning commission, which voted unanimously to approve rezoning the property to B-4, “major commercial district.”
