More Alabama lake homes are up for sale this summer: Here’s what the market looks like

Alabama’s lake homes real estate market is heating up just in time for summer, as more properties are hitting the market.

Hoover’s Lake Homes Realty is out with its new Summer 2023 Lake Real Estate Market Report, and Alabama is one of many states where lake homes and land are available to buyers.

In the latest report, Alabama was seventh among the states for listings, with 3,792 listings.

The Alabama market totals $1.467 billion, up 16% from the spring, from $1.224 billion.

Smith Lake is the largest market for both homes and land, while Lake Martin has the most expensive homes, with an average listing price of $1.1 million.

Lake Martin also has the most million dollar listings, with 56, just ahead of Smith Lake with 54.

A total of 1,965 homes on the market top the $1 million mark.

And who is looking for homes? According to Lake Homes Realty, 45% of lake home searchers are between the ages of 45 of 64. Of those searching, 54% are male.

Outside of Alabama, more people are searching for the state’s lake homes and property in Atlanta, followed by Chicago and Dallas.

Nationally, 31 of 34 states covered by Lake Homes Realty showed increases in listings, with only Massachusetts and Montana showing a slight decrease, and Florida remaining largely unchanged.

“We are rebounding from historic lows of available lake homes for sale in 2021 and 2022 across virtually every lake market,” Lake Homes Realty CEO Glenn Phillips said. “While better, the selection of appropriately priced lake homes still needs to be improved. While softened compared to the last three years, it remains a seller’s market for lake real estate.”

In April, Lake Homes Realty moved into its new Hoover headquarters, occupying two-and-a-half floors at 500 Corporate Parkway. And last month, the company formed Beach-Homes.com, offering a central location for more than 68,000 coastal properties in 14 states, from Texas to New Hampshire.
