Huntsville approves more home construction in two fast-growing sectors
More homes are on the way in two of the fastest-growing parts of Huntsville.
The Huntsville Planning Commission is working to meet demand for housing in the area. Homes in Greenbrier Preserve are expected to be geared for moderate incomes, while homes in the Village of Providence development are expected to be priced higher.
The Huntsville Planning Commission granted final approval for 47 lots for the first phase of the Maple Grove at Greenbrier Preserve subdivision in the massive Greenbrier Preserve development south of Interstate 565 at its meeting on April 22.
It also approved 84 homes in the 13th phase of the Village of Providence west of Providence Main and north of U.S. 72 West.
The new homes could add to the overcrowded conditions at Providence Elementary School. Students in both developments are zoned for the school – at least until Huntsville City Schools opens a planned K-through-8 school in Limestone County. Construction is expected to begin on the school later this year.
The school district is also constructing additional classroom space at Providence Elementary.
Greenbrier Preserve development
More than 1,100 homes are proposed for Greenbrier Preserve south of Swancott Road and west of Rabbit Lane. The approval of the Maple Grove lots pushes the total to 269 homes that have received final approval or are already under construction, according to a report by City Council President John Meredith, who represents that part of the city.
Greenbrier Preserve is down the road from major employers such as Mazda Toyota Manufacturing, Polaris and the Amazon Fulfillment Center in Limestone County.
Greenbrier Preserve, LLC, is the developer, with 2 The Point, Inc., serving as the engineer. Developers are planning homes for different levels of income. The development is viewed as a potential home for workers at nearby manufacturers.
According to a sign in the development, DR Horton is the homebuilder.

Village of Providence development
The Village of Providence was the second fastest-growing part of the city in terms of residential certificates of occupancy per census tract last year, according to Huntsville’s 2024 Development Review.
Providence received 665 certificates of occupancy, second only to Mooresville within the city limits.
Homes sold with an average price of $777,000 last year in Providence, making it the fourth most expensive census tract in the city behind The Ledges, the downtown area and Jones Valley.
MREC Placemakers VOP, LLC, is the developer of the new Providence homes. GMC is the project’s engineer.
Other construction projects in Huntsville
Home construction was also approved for other parts of the city.
- The commission granted final approval for 91 lots in the second phase of Promenade at River Landing west of Zierdt Road and north of Beadle Lane. Townhouses at Promenade, LLC, is the developer. ESP Associates is the engineer.
- Final approval was also given for 42 homes in the second phase of the Highland Hills subdivision east of Memorial Parkway and south of Countess Road. DR Horton is the developer, with Schoel Engineering also involved in the project.
- Twenty homes will also be constructed as part of the third phase of Lyla’s Gate subdivision north of Little Cove Road and east of McMullen Lane. Enfinger Development is the developer. 2 The Point, Inc., is the engineer.
