Development in the Eastern Shore continued at a high pace in 2022, but didn’t match the frenzy of 2021, data from the Eastern Shore Metropolitan Planning Organization (MPO) shows.

In the fourth quarter of 2022, 465 residential building permits were issued in the MPO’s planning area—Daphne, Fairhope, Spanish Fort, Loxley, Robertsdale and Silverhill, plus some unincorporated areas of Baldwin County.

The Eastern Shore MPO tracks developments of ten lots or more, and during the last quarter of 2022, preliminary approval was granted for 39 total lots, and final approval was granted for 192 lots total. This data does not include lots from small developments.

The total number of lots granted preliminary approval in 2022 was 1,352, the number of lots granted final approval was 600 and the number of residential building permits filed in 2022 was 1,563.

Those numbers aren’t as high as 2021′s, when 2,573 lots were granted preliminary approval and 1,070 lots were granted final approval. The number of residential building permits issued in 2021 was 1,469, lower than the number issued in 2022.
