Construction gearing up on Huntsville West Industrial Park

Triad Properties and Fairway Investments have broken ground on a two million square-foot industrial park in the Huntsville portion of Limestone County.

The companies announced the groundbreaking for Huntsville West Industrial Park on Greenbrier Parkway which is located near the Mazda Toyota Manufacturing facility, Polaris, the Amazon Fulfillment Center and other advanced manufacturing facilities. The industrial park will have access to nearby Interstates 65 and 565.

Work is beginning on the first building, a 385,000 square foot facility that will feature 32-foot minimum clear heights, 60-foot speed bays, 84 truck docks, a 185-foot truck court with 60′ apron, space for 198 car parking spaces and 96 trailer parking spaces.

The 135-acre Huntsville West Industrial Park will include distribution, warehouse, logistics, and manufacturing space on a speculative and build-to-suit basis. Building sizes will range from 200,000 to 400,000 square feet with the capability to develop a 540,000 square foot bulk distribution facility.

“Triad and Fairway are excited to begin construction on the first speculative warehouse for the overall Huntsville West Industrial Park,” said Fairway Development and Asset Manager Connor Somerville in a news release. “The distribution of goods purchased online and the population growth in north Alabama has driven up demand for large distribution centers. Huntsville West will provide brand new, best-in-class space for companies competing for shorter delivery times.”

“We are encouraged that leasing activity has been very robust. We have already executed a lease with a 300,000 square foot manufacturing company for the Huntsville West Industrial Park. So, our architectural and engineering team have begun plans for our second building, which is slated to commence in December of this year,” said Fuller McClendon, principal at Triad Properties.
