Baldwin County zoning election could reshape development in rapidly urbanizing area

While some residents of Baldwin County’s proposed Planning District 14 say they’re still trying to decide whether their area needs zoning, others have made up their mind a month ahead of a referendum on the issue.

A vote on June 6 will determine the planning direction for the area east of Fish River down to Magnolia Springs and northeast to Silverhill, after organizers secured enough signatures on a petition to take the referendum.

Zoning is one of the few tools to control development in the fast-growing district in the fast-growing county. If voters in the area approve zoning, they would have a say in how the land in their area is used, planning and zoning officials say, something that residents of the unzoned areas of the county don’t have.

And that’s what some say they want.

“We are not against development at all, but we want to be able to have a voice and say what we want our community to look like, and not an out-of-state developer,” Marla Barnes, one of the organizers of the petition, said.
