‘Tiny house’ AirBnB subdivision could be coming to Baldwin County

A new subdivision of “tiny house” short term rentals—like you would find on VRBO and AirBnB—could be coming to the Silverhill area. The development would be one of the first of its kind in Baldwin County, if it’s approved.

Next month, the Baldwin County Commission will consider rezoning a parcel of land and approving a planned residential development for Woodpecker Landing, a 15-lot development off County Road 54 in between Silverhill and Robertsdale.

However, instead of selling the individual lots, the owner plans to create “tiny houses” that can be used for short-term rentals. The Baldwin County Planning and Zoning Commission approved the plan earlier this month.

The owner, listed as Mike Ohayon in Baldwin County property records, owns the property south of the planned development as well, according to the engineer, Randy Arp of L.E. Stiffler Engineering. Arp said at the meeting that Ohayon initially bought the property as a buffer and wanted to create an RV park, but planning and zoning staff encouraged him to opt for a planned residential development instead.

So how tiny? According to Baldwin County records, the homes would be just 652 square feet. For reference, the average apartment size in Manhattan is 740 square feet, according to NBC. The lot sizes for each home vary widely, but the smallest lots are around 60 feet wide and 90 feet long.
