Concerns over capped well derail subdivision plans, as development in Baldwin County continues

Growing pains in Baldwin County continued into the new year, as the Baldwin County Planning and Zoning Commission met for its January meeting.

At the meeting, even small-scale developments that the commission considered faced opposition from neighbors, concerned about how the changes would affect the infrastructure in the area and about potential further development down the road.

“We have a flooding problem as it is. Even two more houses is going to add to the flooding problem,” Anthony Boras, a resident who spoke in opposition to Zieglar Acres, a proposed two-lot subdivision outside of Lillian that would divide roughly 39 acres. “It’s just not right, what you people are doing, to put houses everywhere else.”

But the commission also considered several major developments at the meeting, including a 165-lot expansion of a planned subdivision, two RV parks and two Dollar General stores. The commission had already considered the first phase of the subdivision and one of the RV parks.

South Bend Village is a planned 290-lot subdivision outside of Fairhope, near Fish River. The first and second phase of the development, which will be 125 lots, were approved by the commission in September. The developer, DR Horton, was seeking approval for the third and fourth phases, which will total 165 lots, that will be built on the lot adjacent to the first phase.
