Home values in Baldwin County decline slightly in July

Average home sale prices declined slightly in Baldwin County in the month of July, after more than two years of skyrocketing home values.

“We’re heading into a buyer’s market,” Rachel Romash-Reese, president of Baldwin Realtors, the real estate association in the area, said. “If [buyers] want to negotiate and make a deal, now’s the time to shine.”

In the month of July, the average price for a traditional residential property in Baldwin County was $391,093, a 1.7% decrease from July 2022, according to a report from Baldwin Realtors. The average price for a resort property was $699,289, a 4.2% drop from the year before.

The numbers reflect the real estate market slowing down, as it has for the past year. The average number of days on the market for a residential property was 52, compared with 22 in July 2022. A resort property spent an average of 127 days on the market in July, a 370.3% increase from the previous year.

At the same time, the total number of traditional residential sales decreased by 18.5% from the previous year, though the total number of resort property sales increased by 17.4% year over year.
