Alabama once again in nation’s top 10 for lake homes real estate

Alabama is once again among the nation’s leading markets in lake real estate, not only for the amount of homes on the market, but their value.

That’s according to the report from LakeHomes.com, which shares a summary of data collected from more than 145 MLS areas in 34 states.

According to the Birmingham firm, the peak of the market in real estate, and at essentially all lakes, has passed.

“It is not the start of a crash,” CEO Glenn Phillips stated in the report. “This trend is the market driving over the top of a mountain that lacks steep sides.”

Alabama has more than 3,780 lake homes listing on the market, making it among the nation’s most active. Texas leads the pack with more than 12,000 listings.

Smith Lake, the state’s largest market, was 10th among the national market with the most listings, at 656.

The total value of the Alabama market fell by about 28% from winter, according to the report – from $173 million to $125 million.

Smith Lake leads several categories in-state. It has the largest home and land markets, the most listings, and the most home and land available.

The most expensive homes in the state are at Lake Tuscaloosa, with an average price of more than $991,000.

If you’re looking for bargains, the least expensive homes can be found in Montgomery County’s Lake Cameron, at almost $583,000.

The Alabama market with the most affordable land, for less than 10 acres, is Blount County’s Highland Lake, at almost $26,000. For larger tracts, it’s Lay Lake, at little more than $7,000.

Historically, as weather improves, lake home and lot listings rise through the summer and fall.

“We are seeing an increase in inventory over this time last year and anticipate more homes and lots will come on the market as the weather warms and lake season hits high gear,” said Phillips.
