Beachfront lot sells for mega bucks

A local investor paid $3.5 million cash for almost an acre gulf front lot on Perdido Beach Boulevard in Orange Beach, according to Peyton Yarborough of Re/Max Paradise, who represented the seller. Chuck Norwood of Re/Max of Gulf Shores represented the buyer.

The waterfront property is the very first lot past the Welcome to Orange Beach sign as you leave Gulf Shores. The lot features 71.6 front feet on the gulf and is 620 feet deep. The buyer owns the adjacent lot of similar size and is constructing a beachfront house on that lot. The newly purchased land will provide unobstructed views of the gulf and Gulf State Park. The property is zoned multi-family residential/ high density. The buyer has no future plans for the land.

Cactus Cantina owners paid $2.5 million for a 4,800-square-foot building at 2409 Schillinger Road in Mobile, according to Crawford Stitt of White-Spunner Realty, who represented the seller. The building was formerly occupied by Mellow Mushroom. This will be Cactus Cantina’s first location in Mobile.

Investors paid $1.5 million for 16 acres on the Foley Beach Express just south of U.S. 98 and before the OWA Parks & Resort, according to Chuck Norwood of Re/Max Gulf Shores, who represented the sellers. The buyers plan to develop a heavy equipment rental and sales business on the property. Gloria M. Sims of Re/Max of Gulf Shores represented the buyers.

Soho Studios, a hair salon, has leased 1,512 square feet of retail space at 30169 Woodrow Lane in Spanish Fort, across from the Eastern Shore Centre, according to Kaelan McArthur of Stirling.

Presales are under way on Bayou Sunrise, a 16-unit complex at 840 Gulf Shores Parkway in Gulf Shores, according to Frank Malone of Bellator Real Estate & Development. The 1,400-square-foot units overlook the Gulf State Park bayou leading into Lake Shelby, So far eight of the units have presold. The remaining units are two-bedrooms with three-baths and priced at $530,000. There will be a total of four buildings at the complex, with an adjacent single-family house. Ken Crabtree of Signature Properties has co-listed the units with the Malone Team.
