Huntsville area has more new rental housing under construction than most states
Huntsville’s population is still booming, and its rental housing supply is trying desperately to keep up.
The Rocket City metro area has nearly 2,400 build-to-rent homes currently on the way, according to a new study from Point2Homes and YardiMatrix.
On that measure, the Huntsville metro ranked 10th nationally, and would be 12th for any individual state, ahead of entire states such as Colorado and New York.
The study looked specifically at “single-family homes for rent that are located in build-to-rent communities containing at least 50 single-family rental units.“
Alabama as a whole ranked 8th in the nation with about 3,200 new build-to-rent houses on the way. The vast majority of those came from the Huntsville area, including 1,219 in Huntsville proper and 918 more in neighboring Madison.
That type of home is set to nearly double in Alabama once the 3,200 homes currently on the way are completed.
The South has begun to embrace this type of home, with many southern states ranking near the top for new build-to-rent homes in the pipeline. Seven of the top 10 states for units under construction are in the South, including Texas (No. 1), Florida (No. 3), North Carolina (No. 4), Georgia (No. 5), South Carolina (No. 7), Alabama (No. 8), and Tennessee (No. 10).
