2 Birmingham-based companies complete $62.6 million Florida apartment project

Two Birmingham companies have completed a $62.6 million apartment complex in central Florida.

Real estate investment firm the Dobbins Group, along with contractor Capstone Building Corp., have finished work on Colina Ranch Hill in San Antonio, Fla., situated just north of the Tampa area.

Employing a townhouse-style design by architectural firm Humphries & Partners, Colina Ranch Hill features 322 units with one-, two-, and three-bedroom floor plans.

Spanning 419,861 total gross square feet, the complex is spread across two- and three-story buildings in a low-density layout.

The units come with integrated garages, stainless steel appliances, granite countertops, luxury plank flooring, walk-in closets and showers, garden-style tubs, oversized windows and private balconies.

Eric Morrison, vice president of development for Dobbins Group, said Colina Ranch Hill has seen a strong lease-up.

“We’re excited about the high caliber of the product we’ve created, which exceeds the finishes, fixtures, and amenities offered by competing developments in the area,” Morrison said.

Residents have smart video access, package lockers, a resident lounge, co-working spaces, charging stations, car wash, a resort-style pool, a fitness center, pet park and spa, outdoor kitchen and movie lawn.

Josh Barnett, vice president of project management at Capstone Building, said the project “reflects our commitment to quality and craftsmanship, and we look forward to seeing the positive impact Colina Ranch Hill will have on the Pasco County area.”
